Banke UAE · Dubai Mortgages Dubai Mortgage Early Settlement: What Owners Should Check Before Paying Off a Loan Early Paying off a Dubai mortgage early can save interest, but it is not free of rules. Your loan agreement decides whether an early settlement fee applies, how it is calculated and what paperwork the bank must give you. This Banke UAE guide explains what early settlement
and partial prepayment mean, which questions to put to your lender in writing, and how to compare paying down debt with using the cash elsewhere. It does not quote a fee figure, because the fee depends on your contract and on rules that can change. The Short Answer Most UAE mortgages allow you to repay part or all of the balance before the end of
the term. Whether you pay a charge for doing so depends on your loan agreement, on the type of rate you have and on the rules the UAE Central Bank sets for lenders. Read the early settlement clause first. Ask the bank for a written settlement figure before you move any money. Three Different Ways to Pay Early Partial prepayment. You pay a lump sum
towards the balance. Ask whether the bank reduces the monthly instalment or shortens the term, because the two have different effects on the interest you pay. Full early settlement. You clear the whole balance and close the loan. This is the case where a settlement fee, if any, usually matters most. Refinancing or transferring to another bank. A new lender pays off the old loan.
You may meet the old bank's settlement terms and the new bank's arrangement costs at the same time. What to Ask Your Bank in Writing Is there an early settlement or partial prepayment fee in my agreement, and how is it calculated? Does the fee differ if I am in a fixed-rate period or after it has reverted to a variable rate? Is there a
limit on how much I can prepay each year without a charge? What is the exact settlement figure on a named date, including accrued interest? How long does the bank take to release the mortgage and the title deed after I pay? Will the mortgage life or property insurance linked to the loan be cancelled, and is any premium refundable? Keep the bank's answers. If
the reply and the contract differ, the signed contract is what counts, so ask for the clause number. After You Pay: Releasing the Mortgage A mortgage over a Dubai property is registered with the Dubai Land Department. When the loan is cleared, the bank has to release that registration before the property is free of the charge. Ask the bank what documents it will issue
and whether you need to attend in person or through a representative. Check that the release is completed and your records are updated, rather than assuming it happens automatically. The Banke guide to the Dubai title deed explains what the deed shows once the mortgage entry is gone. Is Paying Early the Right Move? Saving interest is only one side of the decision. Before you
use savings to repay a loan, compare it with the alternatives. Liquidity. Cash used to clear a loan is hard to get back quickly. Keep an emergency reserve for service charges, repairs and income gaps. Your rate. A low fixed rate may be worth keeping if the cash can earn a better return safely. A high rate is a stronger reason to pay down. Compare
after fees, not before. Other debts. Debt with a higher cost usually deserves attention first. Your plans. If you expect to sell soon, ask what the settlement would cost at the point of sale. The Banke guide to selling a mortgaged Dubai property covers that route. Common Mistakes Paying a lump sum before asking whether a fee applies. Assuming the fee is the same in
every bank or every year of the loan. Not asking whether a partial payment shortens the term or lowers the instalment. Forgetting to check that the mortgage registration has been released. Cancelling linked insurance without confirming what the bank requires.
