Dubai Real Estate Insights · Market Data Dubai Property in the First Nine Months of 2026: Ready vs Off-Plan Sales Dubai Land Department figures for January to September 2026 put the market on the second-highest sales value in its history. Behind the headline, ready homes and off-plan sales are close to level on value. This Banke guide sets out the published numbers and what buyers
can sensibly take from them. What the Nine-Month Data Shows All transactions: Dh574.12 billion across 165,018 transactions between January and the end of September 2026, about 62.47% of the Dh919 billion recorded across all of 2025. Sales value: about Dh379.4 billion, the second-highest nine-month sales value in Dubai's history, behind 2025. Ready-built: Dh196.08 billion from roughly 39,320 transactions. Off-plan: Dh183.32 billion from 84,090 transactions. Top
area: Business Bay led all areas with sales above Dh20 billion. How to Read It The two segments tell different stories. Off-plan sales needed more than twice as many transactions as ready-built sales to reach a similar value, which points to a lower average ticket per off-plan deal. That is our reading of the published totals, not a figure reported by the Dubai Land Department.
A strong record also does not mean prices are rising everywhere. Volume and value describe activity, while the price of a specific unit depends on its area, developer, handover date and condition. Practical Checks for Buyers Compare your target building with recent registered sales in the same area, not with area-wide headlines. For off-plan, confirm the payment plan, escrow arrangements and handover date in writing.
For ready homes, check service charges, the title deed and any mortgage on the unit. Budget for fees on top of the price, including the Dubai Land Department transfer fee.
