Banke UAE · Buying Guide Dubai Property Sizes Explained: BUA, Suite Area and Plot Area Two Dubai apartments can both be advertised as "1,000 sq ft" and still give you different amounts of usable space. The reason is that Dubai listings use several different area measures, and the number in the headline is not always the one you will live in. This Banke UAE guide
explains the terms you will see (BUA, suite area, plot area and others), where each one shows up in your paperwork, and what to ask before you compare prices per square foot. The Short Answer Built-up area (BUA) usually includes more than the inside of your flat. Suite area (sometimes called net or internal area) is closer to the space inside your front door. Plot
area applies to villas and townhouses and describes the land, not the house. When you compare two properties, make sure both figures are the same type. Definitions are not identical across every developer and every listing, so treat the explanations below as a guide to the questions to ask, not as a rule that fits every project. The sales and purchase agreement and the official
documents for the unit are the places to confirm what a developer means. The Terms You Will See Built-up area (BUA). Normally the internal area plus a share of items such as walls and, in many listings, balconies. Some listings also add a share of common areas. Ask what is included. Suite area, net area or internal area. Usually the space inside the unit measured
to the inner face of the walls. This is the closest figure to the floor space you can furnish. Balcony or terrace area. Often listed separately. Check whether it is counted inside BUA or added on top. Plot area. The size of the land for a villa or townhouse. It says nothing on its own about how big the house is. Gross floor area (GFA).
The total floor area of all levels of a house, which is another way a villa can be described. Do not compare it with a plot figure. Why the Number Changes From Page to Page The brochure, the portal listing, the sales and purchase agreement and the handover documents may each quote an area. Some of the difference is simply the measure used. Some can
come from rounding, or from the final built dimensions differing slightly from the plan. For off-plan units, the agreement usually explains how the area is defined and what happens if the built area differs from the stated area, and we cover that document in Banke UAE guide: our guide to the brochure versus the SPA . Do not rely on a single quoted figure. Put
the area from the brochure next to the area in the draft agreement and ask the seller or developer to explain any gap in writing. Price per Square Foot Only Works if the Area Matches Price per square foot is a quick way to compare similar units, but it is only fair if both use the same area type. A flat priced on BUA with
a large balcony can look cheaper per square foot than another priced on suite area, even though the second one gives you more usable interior space. We explain the limits of this measure in Banke UAE guide: Price per Square Foot in Dubai: What It Tells You . When you compare, write both figures down with the area type next to each. If a listing
does not say which type it is, ask. How to Check an Area Before You Offer Ask which type the headline number is. BUA, suite area or something else. Ask for the floor plan. A dimensioned plan lets you check room sizes against the stated total. For a resale, compare with the title deed. The Banke UAE guide: title deed or the registered unit details
usually show an official area. Compare it with the listing. For off-plan, read the area clause. Find how the agreement defines the area and any adjustment if the final area differs. Measure on the viewing. A laser measure or even a tape across the main rooms tells you quickly if the layout feels right for your furniture. Ask what the service charge is based on.
In many communities, service charges are calculated per square foot, so the area used matters every year, not only on purchase day. Villas and Townhouses: Plot Versus House For a villa, two numbers always matter: the plot and the built area. A large plot with a modest house is a different asset from a medium plot with a large house. Ask whether any extension has
