Treat them as a starting range, not a forecast. Practical Checks Before You Buy Compare asking prices with recent transactions in the same building from the Dubai Land Department, not only portal listings. Ask for the building’s service charge statement and divide it into the expected rent. Check how many similar units are listed for rent and sale; a large number can signal competition for

tenants. For off-plan units, confirm the handover date, payment plan and escrow arrangements in writing. Visit at different times of day to judge traffic, parking and noise.
