Dubai Real Estate Insights · Off-Plan Buying Post-Handover Payment Plans in Dubai: What Buyers Should Check A post-handover payment plan lets a buyer of an off-plan Dubai property pay part of the price after the keys are handed over, instead of settling everything by completion. It can ease cash flow, but it is still a debt owed to the developer, and the terms differ from
one project to the next. This Banke UAE guide explains how these plans are usually structured, what to read in the contract, and which questions to settle before you sign. The Short Answer Developers in Dubai offer payment plans that split the price into instalments linked to the build, a payment on handover, and in some projects further instalments after handover. A post-handover plan extends
the schedule beyond completion. The exact percentages, dates and any fees are set by each developer and written into the sales and purchase agreement (SPA). We do not quote typical splits here because they change by launch. If you are new to the off-plan route, read our Banke UAE off-plan property in Dubai buyer's guide first, then return to this page for the post-handover part.
How a Post-Handover Plan Usually Works Booking payment. A deposit paid to reserve the unit, normally followed by the SPA. Construction-linked instalments. Payments tied to dates or build milestones before completion. Handover payment. An amount due when the unit is completed and ready for transfer. Post-handover instalments. Further payments over a stated period after you receive the unit. Whether a unit can be let, occupied
or resold before the final instalment is paid depends on the contract and on the developer. Do not assume it can. What to Check in the Contract The full payment schedule. Every amount, due date and the currency, in AED, with a total that matches the price. Late payment terms. What happens if you miss an instalment: interest, fees, or the developer's right to terminate
and keep part of what you paid. Title. When the title deed is issued. Some developers hold the deed or place conditions until all payments are made. Ask in writing. Resale rules. Whether you may sell before the plan ends, and whether the developer must approve the buyer. See Banke UAE guide to off-plan resale and the developer NOC . Renting out. Whether you can
let the unit during the plan, and whether the rent can be used to meet instalments. Registration. Confirm the sale is registered on Oqood. See Banke UAE guide to Oqood for off-plan buyers . Escrow. Confirm that your pre-completion payments go into the project escrow account regulated by the Dubai Land Department (DLD). The Real Cost of Paying Later A longer plan does not mean
a cheaper purchase. Some developers price the flexibility into the unit price, so compare the total you will pay with a similar unit on a shorter plan or a ready unit. Add the costs that sit outside the plan: the DLD registration fee, the agency fee, service charges once the unit is complete, and any other costs listed in the SPA. Our guide to the
Banke UAE guide to the DLD fee and waivers covers the first of these. Cash Flow Risks to Plan For Rent may not cover instalments. A unit may take time to let, and rents move. Do not build a plan that fails if the unit stays empty for a few months. Currency. If you earn in another currency, your instalments in AED can cost more
or less over time. Service charges start at completion. They are due while you are still paying the plan. Market changes. The value of the unit at handover may be above or below what you agreed to pay. Questions to Ask Before You Sign Can I see the complete SPA before I pay the booking amount? What exactly happens if I am late with one
instalment? When will I receive the title deed? May I sell or let the unit before the final payment, and what approval is needed? Which escrow account will hold my payments, and can I verify it with the DLD? What are all the costs outside the payment plan? Why Choose Banke International Properties? Banke helps buyers compare developers, read the contract line by line and

Conclusion A post-handover payment plan can make a Dubai off-plan purchase more manageable, but it adds a commitment that runs beyond the day you get the keys. Read
