Property Management Supervisor

ONLY CANDIDATES WITH PROPERTY MANAGEMENT EXPERIENCE NEED APPLY. SHOULD BE BASED IN DUBAI.

Requirement Summary:

Key responsibilities include:

  • Attending listing appointments with the portfolio manager, providing appraisals, comparable market analysis and advising clients on all aspects of their properties, including market conditions and expected rentals
  • Marketing and promotion of properties using various means including the internet, newspaper, company brochures and by working with relocation agents
  • Processing of rental applications including detailed screening of applicants and discussions with landlords
  • Lease negotiations, preparation of tenancy agreements for new leases and renewals
  • Payment of DEWA bills for on behalf of the Landlords
  • Initial, final and routine (yearly) inspections and written reporting to landlords
  • Recognizing the need for, organizing and overseeing maintenance and renovations (liaising with approved service providers). Obtaining quotes and implementing property maintenance and repairs quickly and efficiently. Supervising and liaising with maintenance contractors to ensure the smooth and efficient running of all building equipment. This will include the co-ordination of routine or planned maintenance, as well as other maintenance work as it arises
  • Achieving maximum revenue on behalf of the landlord by ensuring, in conjunction with Banke leasing agents, that all units carry as high an occupancy rate as possible
  • Liaising with strata, government and industry departments e.g. the rent committee of Dubai Municipality and RERA
  • Ensuring an effective working relationship with the landlord and briefing the Portfolio Manager promptly on any significant issues arising from those contacts. 
  • Ensuring, as far as possible, that tenants’ complaints and concerns are attended with speedily and satisfactorily
  • Producing a monthly report to the landlord and the Portfolio Manager. This should brief them fully on problems related to the running of the building, and either outline the measures taken to rectify them, or make recommendations in order to correct them. Your report should include all additional reports required by the Portfolio Manager and follow the standardized template format for this document. 
  • Collection and monitoring of rent payments and preparing documentation in the case of arrears (including termination notices)
  • Controlling petty cash so as to cover the cost of minor incidentals. A petty cash statement should be submitted to the finance division on a monthly basis (timeframe as laid down by the finance division)
  • Maintaining an accurate filing system so as to incorporate tenant information (tenancy agreements, relevant documentation, correspondence, etc), building/ equipment maintenance and reports, occupancy and accounting records
  • Ensuring that all relevant information is entered into the Propspace software program in an accurate and timely manner, and that all renewal dates and maintenance issues are not only regularly monitored but followed up as necessary to ensure resolution
  • Conducting any communication with landlords, tenants, clients and Banke staff in a professional and courteous manner
  • All marketing tasks should be approved by the marketing department prior execution of the task
  • Any other duties that may arise, or as directed by your immediate managers

Residential Sales & Leasing Consultants

  • Minimum 1-2 years real estate experience
  • Must possess a UAE Driving license and a car
  • Should be RERA Certified
  • Fluent in English
  • Should be Self Motivated

Key responsibilities include:

  • Introduce himself to potential prospects and thereby understand their property requirements

  • Working in synergy with other commercial agents in listing relevant property information including photographs into the relevant system
  • Act as an intermediary in negotiations between the buyer and seller

Real Estate Photographer

ONLY CANDIDATES WITH REAL ESTATE / ARCHITECTURAL PHOTOGRAPHY EXPERIENCE NEED APPLY

Requirement Summary:

  • Should have 2-3 years real estate/architectural photography experience
  • Should have basic knowledge of graphic designing
  • Should be well versed with Adobe Illustrator, Photoshop, and other photography & videography softwares

Key responsibilities include:

  • Working with Consultants to discuss what sort of images they require and how they want to use them
  • Carrying out research and preparation for a shoot

  • Using an extensive range of technical equipment, including cameras, lenses, lighting and IT software
  • Liaising with other professionals within their specialist area of work, eg. graphic designers, writers, gallery managers or art directors
  • Following up the processing and use of images, discussing technical problems, checking for quality and dealing with clients' concerns
  • Understanding traditional film and digital photography and keeping abreast of industry trends and developments and new techniques
  • Developing expertise with software to enhance images, change emphasis, crop pictures, move objects, etc
  • Managing the business aspects of the work, eg administration, booking work, invoicing and basic accounting
